Our software manages the resident certification and recertification process end-to-end for public and private properties supported by Project Based Rental Assistance, Low Income Housing Tax Credit, and Housing Vouchers. It serves as a drop-in replacement for third-party consultants and auditors, and helps compliance staff complete their work faster and more accurately.
Tire Swing provides an AI-powered platform that automates and structure-izes tenant income certifications and applicant eligibility for affordable housing programs. It reads complex documents (PDFs, scans, handwriting) and applies program rules to generate structured findings with source citations and next steps.
The platform ingests certification packets across hundreds of pages, classifies and extracts 31+ fields (income, assets, household, etc.), recalculates annual income per handbook rules, validates eligibility against HUD/LIHTC/PBRA/HCV/HOME rules and portfolio policies, and generates a final Form 50059/TIC package ready for submission. It flags missing or inconsistent information, sends requests for missing documents or e-signatures, provides an audit trail of every field and override, and supports recertifications on autopilot while preserving reviewer control.
